BER assessments for existing dwellings.

A BER Certificate is required for all existing dwellings offered for sale or rent.                                                            
Upon booking a BER Assessment with KKL Energy Assessors, we will send you out a pre-survey questionnaire for completion by the owner.  We will then conduct a detailed survey of the property including:-
Building Elements – walls, floors, roofs, windows and doors, Ventilation, Heat Losses, Domestic Hot Water, Internal Heat Gains, Solar Heat Gains, Space Heating Systems and Requirements, Space Heating Controls, Lighting, Total Energy Use and Energy Emissions.
We will then process the data collected from the survey, upload, print and issue your BER Certificate. We will also e-mail you a copy and send out printed copies to your home address and directly with the person dealing with your property.  You will also receive a FREE tailored Improvement Report detailing how your property can be improved to a B3 rating or better.

We will then process the data collected from the survey, upload, print and issue your BER Certificate. We will also e-mail you a copy and send out printed copies to your home address and directly with the person dealing with your property.

Provisional and final BER certification for new dwellings and commercial property

A provisional BER Certificate is now required as part of the pre-construction process by individuals and developers in order to demonstrate compliance with the current Building Regulations before building works can commence.
KKL Energy Assessors can assess these properties from plans and advise on the most cost-effective building elements, renewable technologies, heating and ventilation systems to achieve compliance or indeed to meet Passive Haus guidelines.  This will prevent costly remedial measures being incurred during the construction process or at a later date.  You can future-proof your investment today with professional advise.

Energy audits

At KKL Energy Assessors, we can provide an energy audit of your property.  This will consist of a full survey of your property, generation of a tailored Improvement Report with advice on where improvements can be made and general energy-saving measures.  In addition we can also carry out an air tightness test and/or thermal imaging survey to identify specific problem areas identified by you. We can also advise on water saving measures that can be implemented in advance of the new domestic water charges.

Assistance with grant application and costings of improvements

At KKL Energy Assessors, we can assist you with grant applications for the HES Scheme, Greener Homes Scheme and Enhanced Capital Allowances Scheme.  We can advise you on the most cost-effective and practical solutions available, dependent on the individual property.  We can also assist you in obtaining quotations and Quality Control Checks of any works you have carried out.  We can demonstrate the estimated savings based on standard occupancy and payback periods for costed improvements.

Thermal Imaging and Air Tightness Testing (Blower door test) to identify heat loss areas

Air Tightness Testing is used to measure the air tightness of a building and to identify Air Leakage from a building.
What is air leakage and why is it important to eliminate it?
Air leakage is the uncontrolled flow of air through gaps and cracks in the fabric of a building. The only satisfactory way to measure this is using blower door test equipment. The test is used to find the source of uncontrolled air flow and they can then be eliminated thereby maximizing the energy efficiency of the building. Large developments do not require Air Pressure Testing on all units, the regulations are shown below.
 Air Tightness testing is also used to find draughts in existing homes. This can be hugely benifical in finding areas where heat is being lost through draughts in the house. This can be a huge factor in heat loss and is often overlooked when assessing a dwelling that is always cold.

Thermal Imaging

What is Thermal Imaging?
Thermal imaging is used to identify patterns of heat loss from your property that are invisible to the naked eye. Thermal imaging is conducted using a high tech infrared camera. This camera is able to determine the pattern of heat loss through the fabric of the building and heating systems.
Thermal imaging plays a key role in the detection of design and building faults that result in energy losses. The results of a thermal imaging survey can help identify the most cost-effective remedial work to be undertaken.
Examples of applications in buildings:

  • Assess installation of insulation.

  • Identify extent and impact of thermal bridging.

Before and After works BER assessments for SEI Home Energy Saving Scheme and Greener Homes Scheme grants.

At KKL Energy Assessors, we can carry out ‘Before and After Works’ BER assessments for the HES Scheme grants.  This will involve all the steps involved in a BER Assessment for an existing property, and will involve a second visit once all works have been completed in order to confirm the improvements that have been made. We will also check the quality of works carried out in order to satisfy the requirements of the Scheme and issue a second BER certificate, having taken into consideration all the improvements.  The Improvement Report issued with the 1st certificate will show you the steps you need to take in order to achieve a minimum B3 rating, it is then your decision as to how many improvements you choose to make
